Verification Division

Verification is a function of this agency.  This division is responsible for verifying that the description of real property being bought, sold, mortgaged, etc. corresponds to the tax map numbers to which it has been identified. 

FOR VERIFICATION SERVICES, PLEASE BE PREPARED       

      All documents to be recorded in the County Clerk's Office must be brought to the RPTSA public service counter first.

           These include, but are not restricted to: 

  •              Deeds 
  •              Mortgages
  •              Satisfaction of mortgages
  •              Mortgage assignments
  •              Consolidation and extension agreements
  •              Notice of pendency
  •              Covenants and restrictions
  •              Declarations
  •              Mechanics liens  
  •              Leases    

     The documents that need a legal description of the parcel should contain one of the following:

  •              Metes and Bounds description
  •              File map reference and file lot numbers  

     The documents that require a legal description include but are not limited to the following: 

  •              Deeds
  •              Mortgages
  •              Easement
  •              Dedication
  •              Abandonment           

      The documents that require tax map numbers and a previously recorded document reference number (liber and page) include but are not limited to the following:

  •              Mechanics lien
  •              Assignments of mortgage
  •              Satisfactions of mortgage
  •              Consolidation
  •              Releases of tax liens
  •              Power of attorney

 

Verification  Fees: 

These Real Property fees are collected at the time you record your document with the CountyClerk.

First Tax Map Parcel $30.00

Each Additional Tax Map Parcel $20.00

Up to a Maximum Fee of $1,400.00 

Information from documents that are verified and recorded affect the title of land and data from these transactions are indexed in Real Property.  Real Property has the ability to give a short ownership history on much of the land in SuffolkCounty.  That includes the type of deed used in the sale, the type of tenancy that the property is held under, and other information that is relevant to the title of real property.
