What is a side-lot?
A side-lot is a small, under-sized, unbuildable parcel of land owned by Suffolk County that is typically adjacent to larger parcels of land.
The Suffolk County Landbank Corporation (SCLBC) has launched a side-lot program that gives homeowners the opportunity to expand the size of their property by purchasing these small parcels that are adjacent to their property for a nominal fee
Who qualifies for the side-lot program?
Purchaser of the side-lot must be an adjacent property owner. Documentation will be required. Such as:
Certified Copy of Deed
Copy of Identification
Title Report
Memorandum of Sale
Terms and Conditions of Sale
Taxpayer Identification Rider
W-9 (for reimbursement of grant funds)
TP584 – NYS Department of Taxation and Finance
What will SCLBC be responsible for as the seller of a side-lot?
SCLBC will provide all necessary legal documentation needed to facilitate the transfer.
SCLBC will take responsibility for the recording of all documents with the Suffolk County Clerk’s office and waive all recording fees in order to mitigate costs associated with the transfer of the parcel.
What will I be responsible for as a purchaser of a side-lot?
The purchaser will be responsible for additional closing costs such as attorney fees, surveys, and title insurance if desired
Is there funding to help with closing costs?
The SCLBC has secured grant funding to potentially assist eligible purchasers to help cover closing costs
What happens to a side-lot parcel adjacent to my property if I choose not to purchase it?
Side-lot parcels that are not purchased by adjacent property owners may be at some point used for general municipal purposes
Use of side-lot parcels without ownership may affect a homeowners ability to obtain clear title for any potential future sale of your property
Use of side-lot parcels without ownership may result in fines or violations issues
