Verification is a function of this agency. This division is responsible for verifying that the description of real property being bought, sold, mortgaged, etc. corresponds to the tax map numbers to which it has been identified.
FOR VERIFICATION SERVICES, PLEASE BE PREPARED
All documents to be recorded in the County Clerk's Office must be brought to the RPTSA public service counter first.
These include, but are not limited to:
- Deeds
- Mortgages
- Satisfaction of mortgages
- Mortgage assignments
- Consolidation and extension agreements
- Notice of pendency
- Covenants and restrictions
- Declarations
- Mechanics liens

The documents that need a legal description of the parcel should contain one of the following:
- Metes and Bounds description (Also known as a 'Schedule A')

These Real Property fees are collected at the time you record your document with the County Clerk.
Each Tax Map Parcel $200.00

Mortgage Verification Fee of $300.00 per document effective January 1, 2017, applies to all mortgage related documents. Resolution 1184-2016 adopts Local Law No.36-2016.

Information from documents that are verified and recorded affect the title of land and data from these transactions are indexed in Real Property. Real Property has the ability to view a recent ownership history on much of the land in Suffolk County. That includes the type of deed used in the sale, the type of tenancy that the property is held under, and other information that is relevant to the title of real property.
